Brownfield Redevelopment

Getting Natural Capital Working for You

A brownfield is a property for which the expansion, redevelopment, or reuse may be complicated by the presence or potential presence of contamination.  Redeveloping brownfields is about integrating the management of environmental risks with local economic demands and productive redevelopment.  Brownfields typically have multiple competing challenges that include but are not limited to:

  • Contamination issues and the requirement to obtain regulatory closure
  • Local economic demands
  • Requirement for mitigation to offset impacts from development
  • Necessity to accomplish internal corporate objectives
  • Creation of value for shareholders
  • Local demographic challenges

Managing these competing requirements and generating a positive, cost-effective outcome can be overwhelming without an innovative concept and appropriate tools for execution.  A more “outside-of-the-box” approach to brownfields includes the integration of natural capital.  Joule Tree considers the actual natural capital existing on site, the ecosystem services natural capital provides, and the potential for a design-build project that incorporates natural capital and ecosystem services to generate potential value through redevelopment.  Some examples include:

  • Use of phytoremediation to address certain types of contamination in shallow groundwater and compliment the redevelopment
  • Utilization of a form of green infrastructure rather than traditional grey infrastructure to manage storm water and/or waste water and simultaneously increase natural capital and ecosystem services
  • Recycling of specific types of contamination into the design-build of the redevelopment to achieve economies of scale

We have a mission to reduce risks and increase profits for brownfield redevelopment projects.  Executing that mission includes obtaining an accurate site assessment, generating a conceptual site model and integrating a remedial and natural capital strategy into the engineering and construction.  This approach maximizes property reuse and supports local economic development.  It also protects both human health and the environment while minimizing unnecessary capital expenditures.  And that all comes together to protect shareholder values.

Joule Tree offers strategic brownfield redevelopment support from project inception to completion.  If piecemeal assistance is required, Joule Tree brings natural capital integration to a previously established brownfield team.  Our services include:

  • Natural Capital Inventory
  • Planning and Permitting
  • Grant Writing
  • Site Investigation and Conceptual Site Model Generation
  • Remedial Design and Implementation
  • Mitigation Design to Offset Development
  • Stakeholder Interface and Regulatory Negotiation
  • Design, Engineering and Construction
  • Program Management
